RE: Maintenance Reminders
Homeowners,
We would like to remind homeowners of these regular maintenance items to review in the spring and fall:
Tree Branches – Please make sure the branches of the tree(s) in front of your home are trimmed to the height of no less than 6 ½ feet from the ground, on the sidewalk and street side of the tree.
Sidewalks – Please inspect the sidewalk in front of your home for trip hazards. Contact the association with any concerns.
House Trim and Front Porch Steps – All trim boards on your house are to be white in color. The spindles and vertical fascia boards on all decks and porches must be painted white or made with white material. Please inspect to see if repairs, replacements, cleaning, or painting is needed.
Vinyl – Please inspect your home wrap for chips or fungus/mold buildup. If present, please replace and/or clean it.
Landscape – Please make sure your home lawn, shrubs and weeding are maintained to the standards required by the Bylaws of the Association.
Two 2 ½ inch caliper trees: one in front yard, and one located between the sidewalk and the street. Dead trees need to be removed and replaced as stated in the Bylaws.
Corner lots require 4 trees, with 2 or 3 located in the buffer between sidewalk & street.
Two evergreens planted in bed adjacent to garage. If you want to remove or change this, see the Architectural Standards for the possible replacement. If you are changing it, you MUST submit a change request form and get approval.
Five shrubs in bed adjacent to garage and three along the front porch; more for corner lots.

Mailbox Review – Please inspect your mailbox. If the post is not straight or damaged, please repair or replace it. If the post, mailbox, or newspaper slot is rusted, please repair or replace it. If the post, mailbox or newspaper slot has chips or discoloration: lightly sand it and paint with Rustoleum flat black spray paint. Any repairs or replacements need to regulate with the Architectural Standards put in place – see that document.
Night Lighting – Please check your exterior lighting on your driveway at night. Bylaws state lighting needs to be present on a photo sensor – dusk to dawn. Some lights are burned out and need to be replaced.
IMPORTANT – Bylaws state you need to replace and maintain existing landscaping. If you are CHANGING it, or any exterior modification, you need to submit a Modification Request Form. This can be done at https://inrhodes.com. Hover over the ‘Forms’ tab and click “Modification Request” option. Complete the form and submit photos.
